New Investments Breathe Life into Michigan Communities
In a push to revitalize Michigan’s urban landscapes, Governor Gretchen Whitmer has unveiled five new redevelopment projects, which will invigorate the communities of Cheboygan, Ionia, Marshall, Morenci, and Port Sanilac. Supported by the bipartisan Revitalization and Placemaking (RAP) program, these initiatives are set to bring over $8.7 million in capital investment, transforming vacant properties into bustling hubs of housing and commerce.
The RAP program aims to bridge financial gaps in infrastructure and real estate development projects, promoting vibrant community spaces and economic growth. Governor Whitmer remarked, “Michigan is on the move and open for business, and these new placemaking projects will create vibrant commercial space and housing across our state.”
Spotlight on Cheboygan
In Cheboygan, a long-abandoned building downtown will soon become a mixed-use development. With plans for two upper-floor apartments and ground-level commercial space, this project preserves the historic character while eliminating blight. A $335,000 RAP grant will aid the development, with the city providing additional support through tax incentives.
Developer Susan Blum, a local with extensive real estate experience, expressed her gratitude, saying, “I am so pleased and grateful to receive this award from MEDC to make a positive difference in our little town of Cheboygan, Michigan.”
Transformations in Ionia
Ionia will see a derelict property transformed into a vibrant mixed-use building, featuring residential units and commercial space. The $580,000 RAP grant will help address housing shortages and create new retail opportunities, as explained by developer Stephanie Hoffer: “This project represents exactly the kind of smart, incremental development that strengthens downtown Cheboygan.”
Marshall’s Historic Renewal
Marshall’s historic downtown will gain two new residential units and a refreshed commercial space at 117 E. Michigan Avenue. With a $500,000 RAP grant, this project is expected to revitalize the area, supported by local tax abatements. Mayor Scott Wolfersberger praised the initiative, emphasizing its alignment with community goals.
Morenci’s Catalyst for Change
In Morenci, a former hardware store is being repurposed into commercial offices and apartments. Supported by a $464,100 RAP grant, this development is seen as a catalyst for future growth. City Administrator Jeff Bell highlighted the project’s potential to expand local businesses and improve downtown aesthetics.
Port Sanilac’s New Horizon
Port Sanilac will welcome a substantial new development, transforming a vacant lot into a mixed-use building with commercial space and apartments. The $1.5 million RAP grant is crucial to this effort, as developer Julie Fagan noted, “This project would not be possible without the guidance and assistance of the MEDC.”
Since its inception in 2022, the Revitalization and Placemaking program has supported 256 projects across Michigan, reinforcing the state’s commitment to economic development and community resilience.
